Industrial centres, technology and business parks


We have five strategic sites at key locations across the county bringing opportunities to attract business to County Durham, creating thousands of high-quality jobs and boosting our local economy.

These sites play a key role in creating an environment where new and existing businesses can flourish and grow, and where future generations of residents can access opportunities and enjoy rewarding careers near where they live. They are vital in delivering our aim to create more and better jobs across County Durham

Our strategic employment sites:

  • nurture business creation, development and growth in key sectors
  • create the right environment for innovation and growth
  • promote County Durham as an attractive economic location for investment

Integra 61, Bowburn

This 205-acre site will create up to three million square feet of high quality industrial and logistics space and will include:

  • 270 homes
  • a hotel
  • a nursery
  • roadside retail units

Located just off the A1(M) at Junction 61.

Online retailer Amazon is the first business to be attracted to this strategic site creating 1,000 new jobs.

Jade Business Park, Murton

The £120 million Enterprise Zone will create up to one million square feet of space and has the potential to create over 2,500 jobs.

Located just off the A19 adjacent to Dalton Park.

Phase one is complete and offers seven new industrial units ranging in size totalling 155,000 square feet of new space.

The scheme's first tenant is Sumitomo Electric Wiring Systems Europe.

Forrest Park, Newton Aycliffe

116 acre site bringing a £153 million expansion of the Aycliffe Business Park with new road and energy infrastructure improvements already in place.

Located off the A1(M) at Junction 59.

The site can provide 1.75 million square feet of industrial and distribution space.

It could create up to 3,200 jobs over the next 20 years.

NETPark, Sedgefield

£85 million of investment created this science, engineering and technology park with world-class laboratory, clean room and office space.

The only UK science park with two UK catapult centres, plus three national innovation centres, 450 highly skilled jobs and more than 35 companies.

Phase 3 provides 26 acres of development land for high specification, bespoke projects.

Aykley Heads, Durham City

A £400 million business district bringing up to 4,000 high quality jobs in the first two phases.  

Close to road and rail networks, walking distance from the station on the East Coast mainline with London less than three hours away, the site is close to Durham City Centre, A1(M) and Park & Ride services.

The site is a new and unique business location for the North East that will bring economic growth to County Durham and deliver jobs in new and growing sectors.

The project has secured £6 million of government support from the Getting Building Fund.
